Majority of the roof designs are based upon “bad design”. Especially true of those with multiple valleys, which is supposed to permit rain water to go down and exit to normally a gutter system (but not all roofs have gutter system).
- Over the years – foundation settles therefore the roof’s valleys can be off
- Some are not properly aligned to the declination (water going down) and winds up with “standing water”
- Over the years, valleys get wear and tear – while true of title roofs, valleys wear and tear. Older homes may have aluminum, some may be concrete, some may be a combination of both – mortar & aluminum or concrete and aluminum.
- Concrete and Mortar are prone to cracking
- Thin sheets of aluminum bends easily
- Poor layout of the roof itself – where water can seep under the layering – for example – tar paper, the wood has buckled and permitted an opening.
Heat expands, Cold Contracts – It’s a known problem for all roofs. Some Climates are prone to leakage.
